Freehold vs Leasehold Zones
有限制Foreign nationals can purchase freehold property in government-designated freehold zones. Outside these zones, foreigners may acquire leasehold interests (typically 99 years) or usufruct rights. The distinction is critical and determines your ownership structure.
- Freehold zones in Dubai: Dubai Marina, Downtown Dubai, Palm Jumeirah, JVC (Jumeirah Village Circle), Business Bay, JLT (Jumeirah Lakes Towers), DIFC, Dubai Hills, Arabian Ranches, Dubai Sports City, and many more
- Freehold zones in Abu Dhabi: Saadiyat Island, Yas Island, Al Reem Island, Al Maryah Island, Masdar City
- Leasehold areas: 99-year lease agreements available in non-freehold zones
- Sharjah: More limited foreign ownership; Tilal City and Aljada are key freehold-eligible projects
- All Emirates: Freehold ownership grants full title deed registered with the land department
