For property buyers, Vouliagmeni is one of the last remaining ultra-prime coastal markets in Europe trading at meaningful discount to the French and Italian Rivieras. The 2024 appreciation of +7.9% is expected to moderate to ~+3% in 2025 as developable land tightens — making Vouliagmeni a scarcity-driven hold rather than a yield play. Buyer composition is broad and growing: Greek shipping dynasties, US and UAE HNW relocators, Northern European families, Israeli investors, and increasingly Gulf-state and Indian capital.
