Kolonaki is the Athens equivalent of London's Mayfair or New York's Upper East Side — a tight grid of neoclassical apartment buildings, embassies, and museums climbing the slopes of Lykavittos Hill toward Athens' highest viewpoint. The neighbourhood developed through the late 19th and early 20th centuries as Athens' bourgeois residential district, and that character endures today through restricted heritage building stock, established family addresses, and a daily rhythm centred on Kolonaki Square's outdoor cafés. For property buyers, Kolonaki represents the apex of central Athens real estate. Prices at €5,779/m² in March 2025 (up 5.65% YoY per Indomio) reflect a scarcity premium driven by restricted stock, diplomatic demand, and the neighbourhood's role as the cultural and intellectual heart of Athens. The trade-off is yield compression — gross rental yields run 3.8-4.2% rather than the 5-7% available in emerging Athens neighbourhoods — but capital growth has been consistent and the long-hold case is strong, particularly with Greece's 2026 capital gains tax suspension and the €100K/yr Non-Dom flat tax regime supporting HNW relocators. The new short-term rental permit freeze in central Athens (announced 2024, ongoing through 2026) does not materially affect Kolonaki given the long-term rental dominance of the neighbourhood.
