Pangrati

Central Athens gentrification corridor — authentic neighbourhood character beside the Panathenaic Stadium and National Garden, with central Athens' best yield-plus-growth value

Pangrati について

Pangrati occupies the residential blocks east of the National Garden and the Kallimarmaro (Panathenaic) Stadium — host of the first modern Olympics in 1896. The neighbourhood developed through the 1920s-1960s as a middle-class Greek family district, and retains that residential character today despite its directly central location. Most building stock is 1960s-70s mid-rise apartments interspersed with older neoclassical row houses on a few preserved streets. For property buyers, Pangrati delivers the strongest capital-growth-plus-yield combination in central Athens. Prices rose +7.4% in 2025 to €2,450-€2,900/m² (up 20-40% cumulative over 2-3 years per Investropa) — still materially below Kolonaki (€5,779/m²) and Plaka, with strong gentrification momentum. The January 2025 short-term rental registration freeze (extended through 2026) affects Pangrati alongside Kolonaki and Koukaki — but the long-term rental market remains strong, supported by the French Lycée Eugène Delacroix family cluster, Athens public-sector professionals, and creative-industry tenants. Spondi (two Michelin stars) and Vezene anchor a deeper-than-expected dining scene. Greece's 2026 capital gains tax suspension provides exit-flexibility tailwind for short-hold investors. The main due-diligence consideration is engineer-certificate verification on 1960s-70s stock for unauthorised-construction (afthaireta) issues that affect resale and financing.
