Koukaki sits on the southern slopes of the Acropolis hill, occupying the space between the heritage-protected Plaka and the modernising Athens Riviera tram corridor. The neighbourhood was a working-class residential district through most of the 20th century — purpose-built 1960s and 1970s apartment blocks predominate, alongside earlier neoclassical row houses on a few preserved streets. The transformation began around 2015 with the rise of Airbnb, accelerated dramatically after National Geographic named Koukaki the world's 5th-most-friendly neighbourhood in 2017, and peaked in 2018-2024 with property values more than doubling. The 2025 short-term rental registration freeze announced for central Athens neighbourhoods including Koukaki has been the major recent regulatory shift — capping speculative Airbnb upside while leaving the underlying neighbourhood transformation intact. Today's Koukaki offers the best balance of yield and capital growth in central Athens — gross rental yields run 4.4% (early 2026 data), prices remain materially below Kolonaki and Plaka, and the neighbourhood character continues to attract foreign lifestyle buyers from the UK, France, Germany, and the US. Greece's 2026 capital gains tax suspension provides additional exit flexibility for short-hold investors. The key due-diligence consideration is engineer-certificate verification on older stock — unauthorised construction (afthaireta) issues are common in 1960s-70s Athens buildings and require resolution before resale or financing.
