Residential and Commercial Property -- Open to Foreigners

The Czech Republic places almost no restrictions on foreign residential or commercial property ownership. EU/EEA citizens have had full equal rights since EU accession in 2004. Since the 2009 amendment to the Foreign Exchange Act, non-EU individuals can also purchase Czech property directly in their own name -- the older requirement to use a Czech s.r.o. holding company was removed. The s.r.o. structure remains popular but is a tax/structuring choice, not a legal requirement. Sanctions-listed individuals (notably certain Russian Federation nationals post-2022) are an exception.

Agricultural and forest land carries tighter rules than residential property, particularly following 2024 regulations that strengthened reciprocity tests and buyer-status checks for non-residents. EU/EEA citizens can purchase agricultural land subject to standard reciprocity rules, while non-EU buyers face significantly more scrutiny and may need to operate through a Czech entity that meets agricultural-use requirements.
