The community is overwhelmingly ultra-wealthy, with foreigners and PRs making up approximately 44% of buyers. Developments like The Oceanfront, Cape Royale, and Seascape offer luxury finishes and waterfront views. However, the enclave is car-dependent -- there is no direct MRT access, the single bridge to the mainland creates traffic congestion, and daily amenities like grocery shopping require driving to VivoCity or beyond. The investment reality is the elephant in the room. Landed prices have fallen 13.1% between 2023-2025, non-landed condos are down 18.7% from their peak, and a staggering 59-66% of resale transactions have been loss-making. Many units sit empty, contributing to a ghost-town feel. The 60% ABSD has further dampened foreign demand. Sentosa Cove remains a lifestyle purchase for ultra-HNW buyers willing to absorb capital losses -- it is emphatically not an investment play.
