Coron's underwater world is its primary draw. The WWII-era Japanese shipwrecks — including the Irako, Akitsushima, and Okikawa Maru — make it one of the top wreck-diving destinations globally. But it is Kayangan Lake, often called the cleanest lake in the Philippines, that has become Coron's most iconic image: crystalline water surrounded by jagged limestone cliffs, accessible via a short hike and wooden staircase. Barracuda Lake, with its eerie thermocline where freshwater and saltwater create visible temperature layers, adds another dimension for divers. The Twin Lagoon, accessible by swimming through a hole in the limestone or climbing over a wooden ladder, rounds out the signature experiences. The town itself is more utilitarian than El Nido — a compact grid of concrete buildings, hotels, and restaurants at the base of Mt. Tapyas. The 721-step climb to the hilltop cross is Coron's sunset ritual, rewarding hikers with a 360-degree panorama of Busuanga Island and the Calamian archipelago. The waterfront area along the national highway is where most tourism businesses concentrate, with dive shops, tour agencies, and seafood restaurants competing for the growing visitor traffic. For property investors, Coron's appeal lies in its growth trajectory. Land prices at PHP 800-8,000/sqm are substantially below El Nido (PHP 5,000-75,000/sqm), yet the tourism product — world-class diving, pristine lakes, island-hopping — is arguably comparable. The planned PPA cruise ship port would transform the visitor profile, bringing higher-spending passengers and creating demand for waterfront commercial spaces, restaurants, and boutique accommodations. Ferry and seaport upgrades are already expanding connectivity. Residential properties suitable for conversion into hostels or small resorts start at PHP 2.2M for 175 sqm lots. The investors who positioned in El Nido a decade ago saw 10x-plus appreciation in prime areas; Coron's fundamentals suggest a similar, if more gradual, trajectory.
