Marikina stands apart from the rest of Metro Manila in ways that are immediately visible. The streets are clean -- genuinely clean, not just by Manila standards. The sidewalks are usable. The 11 km Marikina River Park is one of the best public spaces in the entire NCR. This quality of life comes at a price point that makes the rest of Metro Manila look extortionate. At PHP 60,000-87,000 per sqm, Marikina costs less than half of Mandaluyong and a quarter of BGC. For families, the combination of safety, clean air, good schools, and genuine outdoor recreation is hard to beat. But there is one word that hangs over every Marikina real estate conversation: flooding. Typhoon Ondoy (2009) killed 121 people and left water marks still visible today. As recently as July 2024, Typhoon Gaemi pushed the river to levels that breached Ondoys records, triggering mandatory evacuations. About half the city is vulnerable during severe weather. If you buy here, check flood maps for your specific location, consider higher-floor units, and understand that your propertys value is tied to every typhoon season.
