Centro is Madrid's historic and cultural heart — the medieval-Habsburg-Bourbon city core stretching from Plaza Mayor and the Royal Palace eastward through Sol and Gran Vía to the Prado-Reina Sofía museum corridor. This is where Spain's cultural identity is most concentrated: the Prado Museum (one of Europe's greatest art collections), the Reina Sofía Museum (home to Picasso's Guernica), Sobrino de Botín (Guinness-recognised as the world's oldest continuously-operating restaurant, 1725), and the early-20th-century Gran Vía 'Spanish Broadway' theatre district. For property buyers, Centro reached €7,314/m² in early 2025 — up from €6,397/m² in 2024, marking a +14% YoY appreciation. The defining 2025 regulatory development is Madrid's Plan Reside (Madrid City Council, effective August 2025), which BANS new short-term tourist rentals (VUTs) in residential buildings within the historic centre. Enforcement has already reduced city STR listings from ~17,000 (July 2025) to ~14,300 (November 2025). For investors, this restructures Centro from an Airbnb-yield play (previously 5-7% gross) toward a long-term-rental and capital-growth focus (3-4% gross yields). Existing licensed STRs retain operations through their permit terms; new investment in tourist use requires entire-building dedication.
