Vouliagmeni occupies a small coastal peninsula 25 km south of central Athens — the most exclusive postcode on the Athens Riviera and one of Europe's premier ultra-luxury enclaves. The neighbourhood's anchor is the Four Seasons Astir Palace (the reborn 1958 Astir Hotel, now Four Seasons-operated since 2019), plus the iconic Astir Beach Club, the unique thermal Vouliagmeni Lake (year-round 22-29°C natural thermal spring lake), and the Vouliagmeni Marina. The Kavouri peninsula on the western edge provides additional secluded coastal living. For property buyers, Vouliagmeni is one of the last remaining ultra-prime coastal markets in Europe trading at meaningful discount to the French and Italian Rivieras.
