Sentosa Cove

The only place in Singapore where foreigners can buy landed property -- beautiful waterfront resort living with yacht berths, but brutal investment track record.

Sentosa Cove について

Sentosa Cove is Singapore's most exclusive -- and most controversial -- residential enclave. It is the ONLY location in Singapore where foreigners can purchase landed residential property (with SLA approval), making it a unique proposition in a market otherwise closed to foreign landed ownership. The lifestyle is genuinely attractive: waterfront bungalows and condominiums overlook yacht berths at ONE°15 Marina, Sentosa Golf Club offers two championship courses, and the island's beaches provide a resort atmosphere that nowhere else in Singapore can match. The community is overwhelmingly ultra-wealthy, with foreigners and PRs making up approximately 44% of buyers. Developments like The Oceanfront, Cape Royale, and Seascape offer luxury finishes and waterfront views. However, the enclave is car-dependent -- there is no direct MRT access, the single bridge to the mainland creates traffic congestion, and daily amenities like grocery shopping require driving to VivoCity or beyond. The investment reality is the elephant in the room. Landed prices have fallen 13.1% between 2023-2025, non-landed condos are down 18.7% from their peak, and a staggering 59-66% of resale transactions have been loss-making. Many units sit empty, contributing to a ghost-town feel. The 60% ABSD has further dampened foreign demand. Sentosa Cove remains a lifestyle purchase for ultra-HNW buyers willing to absorb capital losses -- it is emphatically not an investment play.
