Malasaña

Malasaña is Madrid's creative-class capital — historically anchored by the 2 May 1808 uprising against Napoleon (the neighbourhood is named after teenage heroine Manuela Malasaña, killed defending Madrid), but culturally defined by the post-Franco La Movida Madrileña counter-cultural movement of the early 1980s (Pedro Almodóvar, Alaska, Mecano). Today's Malasaña layers that creative-alternative heritage with contemporary gentrification: third-wave coffee shops, concept stores, modern tapas bars, vintage fashion, and Madrid's densest nightlife. Calle Fuencarral (pedestrianised since the 2000s), Calle Pez, Plaza Dos de Mayo, and Calle Espíritu Santo are the defining streets. For property buyers, Malasaña delivers Madrid's strongest creative-economy rental demand at moderate central pricing. €4,500-€5,800/m² is materially below Salamanca and Chamberí but with deep long-term-rental fundamentals — young Spanish professionals, designers, musicians, plus a growing international cohort of remote workers, Argentinian and Mexican relocators, and Northern European lifestyle buyers. Gross yields run 3-4% with stable tenant retention. The defining 2025 development is Madrid's Plan Reside (effective Aug 2025) — Malasaña was previously among Madrid's three most-saturated STR neighbourhoods (Universidad area) and the ban on new tourist rentals materially restructures the area toward long-term residential. Existing licensed STRs continue through their permit terms; new investment requires long-term-rental focus.
