Foreign Ownership Rights
制限なしItaly places no restrictions on foreign property ownership. EU citizens, EEA citizens, and third-country nationals (US, UK, Canada, Switzerland, etc.) can all purchase property freely, including agricultural land, commercial property, and residential real estate. No government approval or permits are required for residential purchase. Foreign buyers represented 70%+ of property enquiries in 2024 (Gate-away annual report), with the United States, United Kingdom, Germany, and France leading. Property ownership does NOT grant residency rights — Italy's Investor Visa and other residency pathways require separate qualification.
- No restrictions on foreign ownership — EU and non-EU citizens have equal property rights for residential purchase
- No government approval or permits required for residential property
- No minimum investment amount for property purchase
- Agricultural land can be purchased by foreigners (notification required for large rural holdings in some regions per regional agrarian rules)
- No restriction on number of properties owned
- Property ownership does NOT grant residency rights — Investor Visa, Elective Residency, Digital Nomad, or EU Blue Card required separately
- Reciprocity rule applies in theory to non-EU buyers (Italy grants the same rights as the buyer's country grants Italians) — in practice not a barrier for US, UK, Canadian, Swiss, Australian buyers
