Woolwich sits on the south bank of the Thames in the Royal Borough of Greenwich, anchored by the 88-acre Royal Arsenal — for 300 years the home of British military manufacturing, now one of the largest residential heritage conversions in the UK. The Berkeley-led Royal Arsenal Riverside masterplan has delivered around 4,000 of a planned 5,163 homes since 2000, reusing the Grade I and Grade II listed brick warehouses, foundries and guard houses for apartments, restaurants, and the Woolwich Works cultural quarter that opened in 2021. The Elizabeth Line's arrival at Woolwich on 24 May 2022 was the catalyst that re-rated the neighbourhood. Canary Wharf is now seven minutes away by train, Bond Street around twenty-two, and Heathrow Terminal 4 reachable in roughly forty-five minutes — performance that pre-2022 belonged to zone 1 and 2 addresses. A short walk away, Woolwich Arsenal station provides DLR services to Bank and Stratford and Southeastern National Rail trains to London Bridge in ~22 minutes. A Thames Clippers pier on the Royal Arsenal estate offers a slower river-bus alternative to the City and Westminster, and the Edwardian Woolwich Foot Tunnel still threads under the Thames to North Woolwich and London City Airport. The rest of Woolwich remains visibly multicultural and value-driven — Beresford Square's open-air street market trades alongside Nepalese momo houses, Venezuelan arepa stalls and Caribbean bakeries; Powis Street is a working pedestrianised high street rather than a polished prime parade. That bifurcation defines the investment story: the Arsenal estate is institutional-grade prime new-build with concierge, gym and river path, while a five-minute walk inland still delivers Land Registry averages around £425,000 and gross yields of 5.5-6.5% — among the strongest in any London neighbourhood served by an Elizabeth Line station. With the masterplan running through to 2032 and a Greenwich-wide population that grew 13.6% in the last census, both supply and demand remain in motion.
