EUR (Esposizione Universale Roma, also known as Quartiere Europa) is Rome's planned 1930s rationalist modernist district — originally conceived by Mussolini's regime for the 1942 World's Fair (cancelled due to World War II), then developed through the 1950s-1960s as Rome's business-and-residential southern extension. The neighbourhood features wide planned boulevards, monumental rationalist architecture (the iconic Palazzo della Civiltà Italiana, often called the 'Square Colosseum', is now Fendi's global headquarters), large green spaces, and an artificial lake (Laghetto dell'EUR, completed 1960). EUR hosts major national and multinational corporate headquarters — ENI, Telecom Italia, Poste Italiane, plus several multinationals — making it Rome's primary modern business district alongside the historic political-administrative core. For property buyers, EUR delivers Rome's best value-plus-yield combination among major neighbourhoods. Pricing at €2,500-€4,000/m² is materially below central Rome (Centro Storico €8,484/m², Prati €5,500-€8,000/m²). Rents average €16.18/m²/month — well below Centro Storico's €28-€30.70/m². A furnished 1BR averages €900-€1,200/mo; 3BR or larger €1,200-€1,700/mo. Gross yields run 4-5% supported by deep corporate-relocator + international-school-cluster family rental demand from the ENI / Telecom Italia / Poste Italiane HQ employment base and the Marymount + Ambrit international school cluster. The neighbourhood is less exposed to STR regulatory tightening (CIN code, Jan 2025) than central Rome given the long-term-rental dominance. Italy's renewed 2026 €300K Lump-Sum Tax (raised from €200K Jan 2026), ECB rates at 2%, and continued EUR business-district investment support stable long-term demand.
