Pasay / MOA Complex

The MOA Complex area represents Manila at its most ambitious and contradictory. On one hand, it houses Entertainment City -- a strip of integrated casino resorts (Solaire, Okada Manila, City of Dreams) rivaling anything in Macau or Singapore. The SM Mall of Asia, one of Asias largest malls, anchors the estate. The Manila Bay sunsets from Seaside Boulevard are among the most Instagrammed scenes in the Philippines. On the other hand, this is still Pasay. Step outside the security perimeters of the casino resorts and MOA complex, and the character changes rapidly. Pasay is consistently cited on Reddit as one of Metro Manilas grittier areas -- petty crime, aggressive touts, and poorly lit side streets are real concerns. The entire complex sits on reclaimed land, raising legitimate long-term questions about foundation stability and flood resilience. For investors, SMDC units at Shore Residences start below PHP 2.5M, and Airbnb income from tourist traffic can push yields above 6%. But long-term capital appreciation is uncertain given SMDC oversupply, and the distance from Makati/Ortigas/BGC makes it less attractive to the professional tenant pool that drives consistent demand elsewhere.
