Bidadari's transformation from cemetery to one of Singapore's most sought-after residential estates is arguably the most remarkable urban renewal story in the country. Just a decade ago, this was the Bidadari Memorial Garden. Today, it is a fully-fledged community of nearly 9,000 HDB flats, a premium private condominium (The Woodleigh Residences), an integrated mall, a hawker village, Singapore's first underground air-conditioned bus interchange (opened April 2025), and the stunning Bidadari Park with its lake, heritage trails, and woodland walks. The area has shattered HDB price records that headline property news: SGD 1.258 million for a 4-room flat at 118A Alkaff Crescent, SGD 930,000 for a 3-room flat. These are not anomalies -- they reflect genuine, sustained demand from young Singaporean families who want new, well-designed homes with excellent connectivity. Woodleigh MRT on the North-East Line puts Raffles Place under 20 minutes away, and Serangoon interchange (one stop) provides a connection to the Circle Line. The Woodleigh Mall has become a family destination with over 20 child enrichment centres, while Woodleigh Village Hawker Centre provides the affordable local food that every Singapore estate needs. Chomp Chomp, one of Singapore's most famous supper markets, is one MRT stop away at Serangoon Gardens. The honest caveats: some buyers remain superstitious about the former burial ground, though record-breaking prices suggest the market has largely moved past this concern. The HDB blocks are densely packed, limiting privacy between units. BTO balloting is extremely competitive -- applicants report trying 10 or more times without success. And the 'premium' HDB pricing means Bidadari no longer offers the affordability that public housing was designed to provide. For foreign investors, the area is essentially off-limits: HDB ownership is restricted to citizens and PRs, and The Woodleigh Residences at SGD 2,400+ PSF plus 60% ABSD makes the private condo route extremely expensive.
