Sobre New Clark City

New Clark City is either the Philippines greatest urban planning opportunity or its most expensive real estate gamble. The BCDA vision is a 9,450-hectare sustainable city in Capas-Bamban designed to decongest Metro Manila by relocating government offices. The 2019 SEA Games facilities proved the concept, and 840 affordable housing units recently broke ground. The reality: near-zero civilian population, no commercial establishments, no schools, no hospitals. Lots are marketed at PHP 10K-25K/sqm with no rental income possible and appreciation entirely dependent on continued government investment. For a small portfolio allocation (5-10%), New Clark City lots represent an asymmetric bet: limited downside if the project stalls, potentially transformative upside if government follows through. But this is firmly a 15-20 year wait.
