Lentor is Singapore's most actively watched residential experiment. What was a quiet landed enclave along Lentor Road has been transformed into a pipeline of six major condominium launches -- Lentor Modern, Hillock Green, Lentor Mansion, Lentoria, Lentor Hills Residences, and the upcoming Lentor Central Residences -- adding approximately 3,000 units to an area that previously had almost no high-density housing. The catalyst was clear: the Thomson-East Coast Line gave Lentor a direct MRT connection to Orchard Road, Marina Bay, and the CBD for the first time. The early results validate the thesis. GuocoLand's Lentor Modern (605 units, fully sold, TOP August 2025) has rewarded early buyers with double-digit percentage gains on subsale transactions. The proximity to elite schools -- CHIJ St Nicholas Girls' School and Anderson Primary School are both within 1km -- is a powerful family draw that provides structural demand. Thomson Nature Park and Lower Peirce Reservoir Park surround the cluster with genuine nature, giving it an almost semi-rural quality unusual for new condo developments. The current reality, however, is far less polished than marketing materials suggest. Six condo projects being built simultaneously means Lentor is a construction zone: noise, dust, and heavy vehicle traffic will persist for years. There is no existing mall, no hawker center, and no established dining scene -- the nearest meaningful amenities are at AMK Hub (two MRT stops) or Thomson Plaza. The over-supply concern from 3,000+ units hitting a concentrated area is legitimate; rental demand will need time to build organically. For investors, the play is capital appreciation on early-launch pricing, not current rental yield. And the 60% ABSD for foreigners compresses an already-tight margin substantially.
