Properties for sale in the UK, reserved for the most discerning investors

While other prime markets are closing their doors to foreign buyers, the UK keeps its open—no permit, no residency test, no cap on what you can own. That door is narrowing. Surcharges are rising, the 2026 rules add new costs, and the best new-build homes for sale in the UK are taken before completion by buyers who moved a year earlier.

The listings on this page come straight from the developers and agents selling them, priced in sterling, with the strongest ones reserved for members who act first. Your next address, or your next income stream, is already here. The only question is whether you see it before someone else does.

Why invest in the UK

Why UK real estate still earns its place in a global portfolio

Most prime markets make overseas buyers jump through hoops, whether that is a permit, a residency test or a title that comes with conditions attached. The UK simply lets you buy, and that is why investors from the Gulf, Asia and North America keep coming back to it year after year.

  • Open to allNo permit, no residency rule, no capAny nationality can buy UK property outright, freehold or leasehold, without approval from any authority. Title is registered at HM Land Registry in your name and can be sold, let or inherited freely.
  • 5-8%Regional yields that beat the capitalEdinburgh returns around 5.7% gross, Leeds 5.5 to 8% and Birmingham 5 to 6%, against 3 to 4% in London. Entry prices in those cities sit at a third of a comparable London apartment.
  • Since 2014A sterling discount for dollar buyersLondon prime values are flat in sterling and cheaper in US dollars than they were in 2014. Buyers holding dollars, dirhams or Hong Kong dollars are buying a world city at a discount the market has not yet closed.
  • 28 daysA buying process that protects youReserve for £2,000 to £5,000, exchange binding contracts within 28 days on a 10% deposit, and complete only when the building is finished. Your solicitor, not the developer, holds the funds until then.

Frequently asked questions

Properties for sale in the UK: FAQs

Straight answers to the questions overseas buyers ask us most. Still unsure? Ask an INTRIC concierge, free.

Can foreigners buy property in the UK?

Yes. There is no nationality or residency rule for owning UK property and no permit to apply for. A non-resident pays a 2% Stamp Duty surcharge on top of the standard rates.

What tax does an overseas buyer pay in the UK?

Stamp Duty Land Tax when you buy, income tax on rent, capital gains tax when you sell, and inheritance tax on UK property wherever you live. The buying guide lists the 2026 bands.

Freehold or leasehold in the UK: which should I buy?

Houses are almost always freehold. New-build apartments are leasehold on 125 to 999 years with a peppercorn ground rent. Anything under 80 years left needs a valuation first.

Can a non-resident get a UK mortgage?

Yes, from specialist and private banks, usually at 60% to 75% loan-to-value with income shown in your home currency. Allow eight to twelve weeks.

Is UK property a good investment in 2026?

London prime is flat in sterling and cheaper in dollars than in 2014. Edinburgh, Birmingham and Leeds have grown 5% to 6% a year with gross yields to match. Capital at risk.

Does buying property in the UK give residency?

No. Owning UK property gives no visa or right to live in the UK, and the Investor visa that once accepted it closed in February 2022. Residency comes through separate routes, such as the Innovator Founder visa for people building a business, or work and family visas.

Know the market before you commit

The best UK deals go to buyers who understand Stamp Duty, leases, non-resident mortgages and the new rule changes before the agent brings them up. These guides give you that edge, caveats included, so the only surprises are good ones.
