Set your budget once and we'll send you the week's best new homes for sale in the UAE, hand-picked to match. Short, selective, and only when there's something worth seeing.
Imagine waking to the sea from a waterfront house in the UAE that is entirely yours, the freehold title held in your own name. Across the country's designated freehold areas, international buyers own outright and pay zero income tax and zero capital gains tax, and a purchase of AED 2 million or more brings a renewable 10-year residency with it. It's a rare combination, and the reason United Arab Emirates real estate holds such a quiet pull on discerning buyers.
Choose your emirate, discover the property for sale in the UAE that suits the life you have in mind, and speak directly with the developer or agent behind it.

Why invest in the UAE
Capital gains tax taking a slice of every sale. Foreign-buyer surcharges climbing year after year. Rental income taxed before it reaches you, and a residency path measured in decades. If that is what owning abroad has meant so far, ask yourself one question: what would your portfolio look like if none of it applied? That is the case for United Arab Emirates real estate, and the reason investors from the UK, India, Europe and the Gulf now buy real estate in Dubai and the wider Emirates before anywhere else.

Yes. In designated freehold zones, any nationality can own property outright with a title deed, with no residency needed and no limit on how many you buy. Freehold zones include Dubai Marina, Downtown Dubai and Palm Jumeirah, Saadiyat and Yas in Abu Dhabi, and Al Marjan Island in Ras Al Khaimah.
No income tax on rent, no capital gains tax and no annual property tax for individuals. The main cost is the transfer fee: 4% in Dubai and 2% in Abu Dhabi, plus agent and registration charges. Owners pay yearly service charges to the building. Your home country may still tax rent.
Dubai is the most liquid, with the widest choice and a large off-plan market. Abu Dhabi suits those who want a quieter market and lower transfer fees. Ras Al Khaimah is the resort emirate, with beach and island developments at lower entry prices. Each emirate sets its own freehold areas and fees.
Yes. Banks lend to non-residents, usually at about 50% to 60% loan-to-value, depending on the bank and the property price. Allow for a minimum property value and proof of income and savings. Many developers also offer payment plans, often 60/40 or 70/30 across construction and handover.
Gross yields are about 5.5% to 8.5% in Dubai and 6% to 8% in Abu Dhabi, and the dirham is pegged to the dollar at 3.6725. Prices rose strongly in 2024 and a large supply of new apartments is coming, which may slow growth. Capital at risk.
Yes. A property worth AED 2 million (about USD 545,000) or more qualifies you for a 10-year renewable Golden Visa, covering your spouse and children. There is also a shorter investor visa for lower-value property. Check with the Dubai Land Department how a mortgaged or off-plan purchase is counted before you rely on it.
Before you buy
The best deals go to buyers who know UAE property prices, real yields and the visa rules before the agent does. These guides give you that edge, caveats included, so the only surprises are good ones.
