About Zambratija

Zambratija is a village of 438 residents (2021) in a sheltered bay about 4.5 km north of Umag, on the road and cycle route to Savudrija. It is formally a settlement of the Town of Umag rather than of Savudrija, but it shares the same coast and price zone. Its shallow sandy beach lets children wade close to 100 metres out, and the pine-shaded Villa Rosetta and Antonia beaches sit to either side. In 2008 divers found a sewn-plank boat about 200 metres offshore, since dated to the Late Bronze Age and described as the earliest known example of its construction in the Mediterranean. Housing is a mix of family houses, holiday apartments and newer villas with pools on the slopes behind the bay. Umag municipality asked 4,456 euros per square metre in September 2026, up 4.2% year on year, and the Savudrija-Zambratija-Crveni Vrh zone ran at 4,732-5,040 through 2026. Long-let asking rents of 17-20 euros per square metre a month and a family-beach summer market put gross yields around 3.8-4.6%, with Umag's schools, shops and clinic 10 minutes away.
