About Savudrija Village & Lighthouse

Savudrija village is the original settlement on the cape, a cluster of stone houses, a small fishing harbour and pine-shaded rocky shore that ends at the Savudrija lighthouse. The 29-metre tower was first lit in 1818 and is the oldest working light on the Adriatic; its keeper's rooms have been let to holidaymakers since 2000. Three wind systems meet off the point, which brings windsurfers from spring to autumn. The settlement counted 195 residents in 2021, down from 253 in 2011, so year-round shops, schools and doctors are in Umag, about 9 km south. Stock is limited to older stone houses, small apartment buildings and a few villa plots behind the harbour. The Savudrija, Zambratija and Crveni Vrh zone asked 4,732 euros per square metre in February 2026 and 5,040 in July 2026, up 13.4% year on year and the highest zone in Umag. Long-let asking rents near 17 euros per square metre a month put gross yields at roughly 3.5-4.3%, so buyers here are paying for the cape setting and the summer letting season rather than income.
