Alberi & Golf Coast

Alberi is the stretch of olive groves, vineyards and resort land on the Gulf of Piran side of the cape, running from the edge of Savudrija village toward Crveni Vrh. Its anchor is the five-star Kempinski Hotel Adriatic, which opened its own beach in 2018, next to the 18-hole, par-72 course that opened in 2009 as Golf Adriatic and became PGA National Croatia in September 2023. The course sits less than 300 metres from the sea and is marketed for year-round play. Newer resort-and-residence schemes on the slopes between the village and the golf course add rooftop pools, spas and managed letting, about 1.5 km from Savudrija harbour and 9-10 km from Umag. This is the most expensive pocket of Umag municipality. The wider Savudrija zone asked 5,040 euros per square metre in July 2026, up 13.4% year on year, and branded resort apartments advertise between roughly 4,800 and 9,400 euros per square metre, with villas of 260-460 m² around 5,400-6,200. Golf and spa trade give it better shoulder-season occupancy than a beach-only village, but entry prices compress gross yields to about 3.5-4.5% under managed letting.
