About Vrvari

Vrvari (Italian: Varvari) is a settlement of the City of Poreč that sits on the D302, the state road linking Poreč with the A9 motorway, about 3 km east of the old town. Its population rose from 523 in 2001 to 951 in 2021, an 82% increase that makes it one of the fastest-growing parts of the Poreč area. At 453 residents per km² it is denser than the neighbouring villages, with a mix of family houses, small apartment buildings and holiday villas on the slopes above the coast. Vrvari falls in the same Mugeba, Mušalež and Varvari price zone, where asking prices averaged €3,594/m² in September 2026, up 3.3% year on year and below the €3,982/m² Poreč average. Buyers get town access in minutes at an inland price, with a choice between apartments for long-term letting and pool houses for summer rentals. Gross yields of 4-5% are a fair working range. The DZS index for the Adriatic region rose 12.6% in the year to Q1 2026, which shows demand along this coast is still firm.
