About Mušalež

Mušalež (Italian: Monsalice) is one of the 53 settlements of the City of Poreč, a 3.1 km² village about 4 km east of the old town, reached by a county road that branches off the D302 at Buići. It had 384 residents at the 2021 census, up from 222 in 2001, and most of that growth came as detached family houses and holiday villas built on former farmland. There are no hotels or beach crowds here. Shops, schools and the coast are a five to ten minute drive away in Poreč. Asking prices in the Mugeba, Mušalež and Varvari zone averaged €3,594/m² in September 2026, up 3.3% on a year earlier and about 10% below the Poreč municipal average of €3,982/m². Stock is mostly new-build three and four bedroom houses with private pools, which suit weekly holiday lets from June to September and owner use the rest of the year. Gross yields of 4-5% are realistic for a well-run pool villa, with a shorter season than the coastal resort belt.
