About Baderna

Baderna (Italian: Mompaderno) is the easternmost of Poreč's inland villages, a 3.9 km² settlement about 12 km from the old town and roughly halfway to Pazin. The village clusters around its parish church of the Nativity of the Blessed Virgin Mary on a hillside, and the Baderna interchange on the A9 motorway sits just below, where the D302 from Poreč meets the D48 to Pazin. It had 316 residents in 2021, up from 201 in 2001. Wine roads, olive groves and the Trail 104 cycling loop run through the surrounding countryside. Asking prices in the Baderna and Žbandaj zone averaged €3,378/m² in September 2026, flat on the year (-0.6%) and about 15% below the Poreč average. Buyers here pay for land, privacy and restored stone architecture rather than sea views. Rural pool villas let well to families in July and August, but occupancy outside summer is thinner than on the coast, so 3.5-4.5% gross is a sensible working yield. The motorway junction puts Pula Airport and the Slovenian border within an easy drive.
