About Old Town

The old town occupies the small peninsula that gave Novigrad its Italian name, Cittanova. It keeps its medieval street plan and a stretch of town wall with battlements and two round towers, and the Church of St Pelagius was rebuilt in the 15th and 16th centuries over an 8th-century basilica and its crypt. Marina Nautica, with 365 wet berths and year-round service, sits on the north side of the peninsula, and two Michelin-selected seafood restaurants, Damir & Ornella and Marina, are a few minutes' walk apart. Rivarela and the paved City Beach give swimming from the town promenade. Stock is old stone townhouses and flats, often small and in need of renovation, plus a handful of converted buildings near the waterfront. Novigrad asked 4,108 euros per square metre in September 2026, down 0.1% on a year earlier, the only flat result among northwest Istrian towns; restored peninsula flats ask above that figure. Long-let asking rents average 17.4 euros per square metre a month across the town, which supports gross yields of about 4.0-4.8% on well-bought old-town flats.
