About Karpinjan

Karpinjan is the bay and residential district that runs north from the old town along the coast toward Mareda. Its pebble beach is the busiest in Novigrad, with shallow water, pine shade, cafes and courts for tennis, basketball, handball and five-a-side football, and it is about a 10-minute walk around the bay from the marina. Pineta beach further on is quieter. Behind the shore, streets of family houses and two- and three-storey apartment buildings have filled in over the last two decades, and the inland settlement of Bužinija (936 residents) continues the growth eastward. Mareda, with its beach and campsite, is the next stop north. This is where most new-build apartments in Novigrad are offered: lift buildings with terraces, parking and sea glimpses from upper floors. Town asking prices were 4,108 euros per square metre in September 2026, flat year on year, and new-build stock here asks close to that figure, with sea-view upper floors higher. With town rents at 17.4 euros per square metre a month and strong family-beach demand in summer, gross yields of about 4.4-5.2% are achievable on mid-size units.
