About Dajla

Dajla is a settlement of 353 residents (2021) on the coast road about 4 km north of Novigrad's old town. Its landmark is the former Benedictine monastery that the Grisoni family turned into a Neoclassical palace, designed in 1839 by the French architect Gabriel Le Terrier de Manetot and unusual in Istria for its style; the estate has stood largely unused since 1989. Below it, Dajla beach runs about 600 metres of pebble and grass with a playground, a beach volleyball court and a bar. Mareda's beach and campsite are just south, and Umag's Lovrečica is to the north. Housing is detached family houses, holiday villas with pools and some building plots among the olive groves, with few apartment buildings. No sub-zone price series is published; Novigrad as a whole asked 4,108 euros per square metre in September 2026, flat year on year, and Dajla villas are priced as whole properties rather than per square metre, typically in the high hundreds of thousands. Villa lets with pools sell well in July and August but sit empty much of the winter, so gross yields of about 3.8-4.6% are a fair working range.
