About Povile

Povile is the first village south of Novi Vinodolski along the D8, a 2.9 km2 strip of coast with 220 residents at the 2021 census. Houses and small apartment buildings step up the hillside toward Ledenice, the medieval fort on the ridge above. The 14th-century chapel of St. Mary Magdalene stands on the Punta Mandalena cape, and the village beach mixes pebble, concrete and rock sections. A dog beach sits in Mala Draga cove about 1 km further toward Klenovica. There is no town-level price series for Povile, so the figures here start from the Novi Vinodolski average of about 4,150 EUR per m2 (September 2026) and discount it for distance from services. A Crikvenica-Vinodol agency names Povile among the small places where supply is short and well-placed homes sell quickly. Rental demand is seasonal: most units are let as holiday apartments from June to September, and long-term tenants are few. Everything beyond a bakery and a café means a drive into Novi Vinodolski.
