About Novi Vinodolski Centre

Novi Vinodolski centre is where 3,336 of the town territory's 4,328 residents live (2021 census). The old town sits on a rise above the harbour, around the Frankopan castle and the square named for the Vinodol Law of 1288, one of the oldest legal codes written in Croatian. Below it, the seafront promenades run in both directions: south past Lišanj, the main town beach next to the Hotel Lišanj, and north along the 1,300 m Bribir coast. Marina Novi, with about 204 sea berths, sits at the eastern edge of the harbour. Most new-build apartments are on the hillside streets behind the coast road, which is where the sea views come from. For buyers this is the liquid part of the town market. Average asking prices across the town reached about 4,150 EUR per m2 in September 2026, up 17.5% on a year earlier, and a Crikvenica-Vinodol agency puts new-build sales at 3,500 to 6,000 EUR per m2. Long-term rents average about 13.5 EUR per m2 a month, which works out near 3.9% gross on the town asking average. The catch is supply: more than 1,000 properties were listed for sale across the town in mid-2026, and the D8 Adriatic Highway runs between the hillside and the sea, so view and road noise often share a facade.
