About Klenovica

Klenovica sits about 10 km by road southeast of Novi Vinodolski, toward Senj, and had 272 residents at the 2021 census. It was first recorded in 1388 in the Statute of Senj. The harbour still holds old wooden fishing boats, some of them working, and the shore either side mixes pebble beaches, concrete platforms and rocks. Behind the village the land rises fast into the wooded slopes of the Kapela and Velebit ranges, and freshwater springs under the sea along this stretch keep the fishing good. Camping Klenovica, with its own beach, takes up part of the shore. Klenovica is the cheapest way into the Novi Vinodolski coast and prices accordingly. No village-level series exists; applying a discount to the town average of about 4,150 EUR per m2 (September 2026) puts most apartments in the 3,300-3,900 EUR range. A regional agency lists Klenovica with Povile as a small market where supply is short. The trade-off is distance: schools, the doctor, the marina and most shops are a 15-minute drive away in Novi Vinodolski, and the rental market is close to purely seasonal.
