Five-star UX: why the first ten seconds of a property search matter

Most property journeys begin with a quick website search. For buyers and renters, much of the first impression comes from how the site behaves: how quickly the filters respond, whether the image gallery is usable, whether the next step is clear. That was the premise of "5-Star UX for Real Estate: Designing Digital Journeys That Drive Listings & Loyalty", a 30-minute session at the LeadingRE Asia Pacific Forum in Singapore.

The session

INTRIC's founder and chief executive, Abhii Dabas, led the session at midday on 17 July 2025 at the Shangri-La Singapore, with James Puddle moderating. It sat between the morning's market panels and the networking lunch, in front of brokers, managers and agents from across the region.

The forum programme set out three parts: the user-experience pitfalls that lose prospective clients in their first ten seconds on a site, practical frameworks for mapping and improving the online property-search journey, and case studies of improvements in enquiry volumes and customer satisfaction. In real estate, as the programme put it, "every click, filter and image gallery matters".

Mr Dabas was presented to delegates as a user-experience specialist who advises governments and large companies on digital experiences, and as the founder of a PropTech platform that connects investors with real estate opportunities abroad. The session formed part of a wider week in Singapore for INTRIC, which continued the next day at JLL's Global Property Expo.
