About Smoljanci

Smoljanci is one of 19 settlements in Svetvinčenat municipality, a cluster of stone farmhouses and newer villas about 3 km west of the castle village. The 2021 census counted 198 residents. There is no shop or school in the hamlet itself, so daily errands run to Svetvinčenat, and the nearest beaches at Fažana and Bale are roughly 20-25 km away by road. Pula Airport is about 30 minutes' drive. The village's one well-known hospitality business is Stancija 1904, a restored 120-year-old estate now run as an adults-only B&B. No price series exists at village level, so buyers should read the municipality figures. Svetvinčenat asked €3,373/m² in September 2026, up 2.8% year on year and about 13% below the Istria County average. Most stock here is detached houses on large plots, from stone houses needing work to new pool villas at €2 million and more. The municipality had 574 homes for sale and only 10 long-term rentals in September 2026, so income depends on summer villa lets, roughly May to September.
