About Režanci

Režanci is a village of 200 people (2021 census) on 3.1 km² of farmland in Svetvinčenat municipality, a few kilometres south-east of the castle village and on the Pula side of central Istria. The housing is a mix of family homes, restored stone houses and holiday villas with private pools, and Pula Airport is about 25 minutes by car. Each November the village hosts the MTB Režanci cross-country race. Shops, schools and restaurants are in Svetvinčenat, and the nearest beaches are on the coast around Fažana and Pula. Price data is not published for Režanci on its own, so the municipality figures stand in. Svetvinčenat asked €3,373/m² in September 2026, up 2.8% on a year earlier and well below the coastal Istrian towns. Long-term rents fell 15.1% over the same year, and only 10 rental homes were listed against 574 for sale. Buyers should underwrite on summer villa lets, not on year-round tenants.
