About Škrapavac and Bilotinjak

Škrapavac and Bilotinjak sit on the south-east shore of the Privlaka peninsula, facing the Zadar Channel, about 2 km west of Zaton Holiday Resort and under 3 km from Nin's old town. The municipality's 2025 destination plan singles out the Škrapavac-Bilotinjak beach for families with small children: a long sand bay that stays shallow enough for non-swimmers. Škrapavac has showers, changing cabins, a bakery and a mini-market a few steps back from the sand. Bilotinjak, further east behind an earth embankment, is quieter and has almost no facilities. Mletak and Bilotinjak each have a small basin that forms part of Luka Privlaka, the municipal port, and the plan includes a new seafront promenade along the Mletak to Bilotinjak shore. The area is almost entirely holiday apartments and campsites, and most cafes and restaurants open only from June to September. For buyers, this is the newer, more seasonal side of Privlaka. The municipality asked an average of €3,381/m² in September 2026, down 1.6% on a year earlier, against an official transaction average of €2,183/m². First-row new builds along this shore list at about €5,000 to €5,600/m², and new flats 100 to 150 m back from the sea ask closer to €3,300/m². Letting here competes directly with Zaton's resort and with 12,300 tourist beds across the municipality, where gross bed occupancy was 14.4% in 2024. A 3.5-5% gross seasonal yield is a fair working estimate. Check septic and water arrangements on any plot: Privlaka has no public sewerage.
