About Village Centre and Artić

This is the old core of Privlaka, the only settlement in a municipality of 2,128 people (2021 census) on a flat, sandy peninsula about 7 km long. The parish church of the Nativity of the Blessed Virgin Mary, built in 1836, the primary school, the post office and the two village supermarkets all sit within about 600 m of each other. Luka Privlaka, the municipal port, has an 86 m operational quay and local berths for fishing boats and excursion craft. West of the church, Put Artića runs to Rt Artić, the westernmost point of the Dalmatian mainland and the village's sunset spot. The sandy Selo beach lies beside the harbour, and Mostina beach, known for its black healing mud and step-free access, is a few minutes south along the Zadar Channel shore. For buyers, the shoreline between Artić and the Loznica bay is where first-row new builds are going up. Privlaka as a whole asked an average of €3,381/m² in September 2026, down 1.6% on a year earlier, and the official transaction average used for tax is €2,183/m². First-row new builds here list at roughly €5,000 to €5,600/m², well above both figures. The municipality counts about 12,300 tourist beds against its 2,128 residents, and gross bed occupancy fell from 16% in 2022 to 14.4% in 2024. A 3.5-5% gross seasonal yield is a fair working estimate. Two infrastructure points belong in any purchase: Privlaka has no public sewerage, and its shared water supply runs short in peak season.
