Buying in Ras Al Khaimah

Ras Al Khaimah is the emirate an hour north of Dubai where the UAE's next waterfront is being built. Three freehold areas carry nearly all of the new supply: Al Marjan Island, four reclaimed islands anchored by the Wynn resort that opens in September 2027; Mina, the former Mina Al Arab, where RAK Properties is building Hayat Island and Raha Island; and Al Hamra, the established golf and marina village beside them. Buyers of any nationality own outright in all three.

The market is young and mostly off-plan. Cavendish Maxwell recorded about AED 12.4 billion of home sales in 2025, nine tenths of it off-plan, and prices start well below Dubai's: a one-bedroom at Mina from around AED 1 million, a three-bedroom from about AED 2.9 million. Payment plans run through construction, and the UAE's residency rules apply unchanged, so a purchase of AED 2 million or more brings the 10-year Golden Visa.

Every listing on this page is published by the developer or licensed agent selling it. RAK Properties, the emirate's listed master developer, lists its Mina launches here directly: ENTA, Nura, Lunara on The Strand, Solera, SKAI, the Mirasol villas, Quattro Del Mar and the Anantara-branded residences. Narrow the page by area, open a listing for its floor plans and payment plan, and enquire with the seller in one step.

Questions buyers ask

Can foreigners buy property in Ras Al Khaimah?
Yes. Ras Al Khaimah opened designated freehold areas to buyers of any nationality, and the emirate's new waterfront communities sit inside them: Al Marjan Island, Mina Al Arab (now marketed as Mina, with Hayat Island and Raha Island) and Al Hamra. Title is registered in your own name with the Ras Al Khaimah land department, and the property can be sold, let or passed on. You do not need to live in the UAE to buy, and a purchase of AED 750,000 or more can qualify you for a two-year investor residency.
What is the Wynn resort and why does it matter for buyers?
Wynn Al Marjan Island, the UAE's first integrated resort with gaming, opens in September 2027. Wynn Resorts put the budget at about US$5.7 billion in its second-quarter 2026 results. The resort stands on the fourth island of Al Marjan, a short drive from Mina and Al Hamra, and it is the reason most of the off-plan launches on this page exist. Buyers are purchasing ahead of a hotel, restaurant and entertainment cluster that did not exist in the emirate before.
What do homes in Ras Al Khaimah cost?
Cavendish Maxwell counted about AED 12.4 billion of residential sales in Ras Al Khaimah in 2025 across roughly 6,600 deals, nine tenths of it off-plan. On INTRIC, published one-bedroom apartments at Mina start around AED 1 million (ENTA and Lunara on The Strand), two- and three-bedroom homes run from AED 1.3 million to AED 4.7 million, and the branded residences at Anantara Mina and the Hayat Island penthouses are priced from AED 5.4 million. Each listing shows the developer's own asking price with a live USD figure.
Does buying in Ras Al Khaimah qualify me for a residency visa?
The same rules as the rest of the UAE. Property worth AED 2 million or more, as one home or a portfolio and including off-plan purchases from an approved developer, qualifies the owner for the renewable 10-year Golden Visa, which covers a spouse and children and has no minimum stay. A property worth AED 750,000 or more qualifies for a two-year investor visa. The Ras Al Khaimah land department issues the title letter that starts the application. There is no income tax, no capital gains tax and no annual property tax; the costs are the one-off registration fee and, on a resale, the agent's commission.
