Property for sale in the Cayman Islands: questions buyers ask

How much does property in the Cayman Islands cost?from today's listings

Property in the Cayman Islands on INTRIC runs from KYD 379K to KYD 5.00M. Prices are the sellers' own, in the listing's currency, and change as listings are added.

Can foreigners buy property in the Cayman Islands?

Yes. Non-Caymanians can buy freehold land, houses and condominiums with no residency requirement, no special permit and no local company needed. Short-term rental use and non-residential property can need a licence, so check the intended use before you buy.

What tax does an overseas buyer pay in the Cayman Islands?

Stamp duty on purchase: 7.5% of the price or market value, whichever is higher, and 10% on properties of CI$2 million or more since 1 January 2026. There is no annual property tax, capital gains tax, inheritance tax or income tax. A mortgage carries its own duty of 1% up to CI$300,000 and 1.5% above.

Freehold or strata in the Cayman Islands: which should I buy?

Houses and land are freehold: you own the land and building outright. Condominiums are strata: you own the unit and a share of the common areas, and pay monthly fees to the strata corporation. Most beachfront apartments are strata. Your attorney checks title at the Land Registry before you pay a deposit.

Can a non-resident get a Cayman mortgage?

Yes, but only from locally licensed banks, such as RBC and Butterfield, and usually with a 20% to 30% deposit. Non-residents face higher rates and full source of funds checks, and terms run up to about 20 years. Many buyers borrow from a bank at home or pay cash.

Is Cayman property a good investment in 2026?

With no capital gains, income or annual property tax, rent and sale profits are not taxed locally, but the 7.5% or 10% purchase duty takes years to recover. The Cayman dollar is fixed at US$1.20, so dollar buyers carry no currency risk. The market is small and tied to tourism and financial services. Capital at risk.

Does buying property in the Cayman Islands give residency?

Not by itself. Residency certificates exist for people of independent means who invest in developed residential property and show an income, and a permanent residence certificate sits higher, with recent guidance citing about CI$2 million of real estate. Thresholds have changed, so confirm with the Department of Immigration.
