About Blato

Blato is a residential quarter in the south-west of Novi Zagreb, part of the Novi Zagreb - zapad city district, with Remetinec to the north, Botinec across the railway to the east and Lučko to the south. Its population grew from 2,553 in 2011 to 2,869 in 2021 as farmland filled with small apartment buildings and family houses. A new primary school, OŠ Blato, opened in 2022, and there are two kindergartens, a Kaufland and the Arena Centar shopping centre about 1 km north. Jarun Lake is about 3 km away across the Sava, and the Jadranska avenija and the Lučko motorway junction put the coast road close. In the first 11 months of 2025 the Blato cadastral area recorded 711 apartment sales, more than any other part of Zagreb, at a median of €2,769 per m² before VAT. Novi Zagreb - zapad asked €3,562 per m² in September 2026, up 8.3% year on year, below the city average of €4,170. Median long-let rent was €14.20 per m² in 2025, and contract data put gross yields near 6.1%, the highest among the Zagreb areas measured. This is a long-let and owner-occupier market, not a tourist one.
