About Duilovo

Duilovo is the stretch of Split's coast east of Žnjan beach, between the Žnjan promenade and the edge of Stobreč. It is residential, low-rise and quieter than the central beaches: a semicircular pebble bay with shallow entry, a dedicated dog beach, family houses on the slopes behind and a growing number of new apartment buildings with sea views. The redeveloped Žnjan promenade, reopened in June 2025, runs west from here toward Trstenik, and Diocletian's Palace is about 6 km away by road or city bus. For investors, Duilovo sits at the top of the eastern seafront market. The Firule, Trstenik and Žnjan asking-price zone led Split at about €6,430/m² in September 2026, up 11.5% on a year earlier, and current new-build launches in Duilovo ask €7,000-€9,000/m² for sea-view and penthouse units. Older resale flats trade far closer to the citywide registered median of about €4,000/m². Long lets earn around €19/m² a month, so gross yields land near 3.2-4%, with summer letting adding upside where building rules and the 2025 short-let consent regime allow.
