Paya Lebar / Geylang
Singapore's most fascinating urban duality -- PLQ's gleaming offices meet Geylang's legendary late-night food paradise and the island's highest RCR rental yields.
About Paya Lebar / Geylang

Paya Lebar and Geylang represent Singapore's most fascinating urban duality. On one side, Paya Lebar Quarter is a gleaming SGD 3.2 billion integrated development with Grade A offices housing major tenants, a 200-shop retail mall, and 429 residential units. The MRT interchange connecting East-West and Circle Lines makes it one of the best-connected nodes in Singapore. Cross Geylang Road and you enter a different world -- even-numbered lorongs 4-22 are Singapore's last legal red-light district, currently being rezoned from residential to commercial under URA's 2015 masterplan amendment. The odd-numbered lorongs are the real gem: a vibrant food paradise where Singaporeans converge after midnight for frog leg porridge at Lorong 9, crab bee hoon at Sin Huat on Lorong 35, and the ritual of choosing durians at Sik Bao Sin. Swee Guan Hokkien Mee draws queues that snake around the block. This is not curated foodie culture -- it is raw, authentic, and utterly compelling. No Signboard Seafood, now a chain, started here with its famous white pepper crab. For investors, the transformation thesis is powerful. The district's rental yields of 3.5-4.2% are among the highest in the RCR, driven by PLQ's office worker tenant pool and the area's unbeatable connectivity. Freehold properties on the odd-numbered lorongs offer long-term value. The honest caveat: Geylang's red-light reputation means some banks offer lower loan-to-value ratios, tenant quality can vary, and the even-numbered lorong blocks face noise and vice issues. This is not a neighbourhood for the fainthearted -- but for those who can look past the stigma, the fundamentals are strong.
