About Marušići

Marušići sits on the lower slopes above the D8 coast road in the eastern part of the Omiš Riviera, 36 km from Split and 18 km from Makarska. The 2021 census counted 141 residents, down from 203 in 2001, on 2.5 km² of hillside. The village has a church, an olive mill, a shop and a few restaurants, and the Omiš tourist board lists its pebble beaches, shaded by pines that run down to the sea. Neighbouring Mimice and Pisak have more beaches, and Vruja cove, a dive and snorkel spot, is reached by boat or on foot. Omiš town, with its health centre and schools, is roughly 15 km by road. No price series covers Marušići alone. Omiš municipality asked €4,225/m² in September 2026, up 5.4% year on year, and DZS reported Adriatic house prices up 12.6% year on year in Q1 2026. Sea-view villas in and around the village are listed at roughly €5,400-6,400/m², well above the municipal average. Long-term rents in Omiš average €11.68/m², about a 3.3% gross yield, so villa owners here rely on weekly summer lets.
