About Zaton

Zaton sits on its own bay in the Zadar Channel, about 2 km from Nin's island old town and around 15 km north of Zadar. The 2021 census counted 595 permanent residents across 9.3 km², but summer numbers are far higher: Zaton Holiday Resort occupies roughly 100 hectares of pine forest here and its 1.5 km sand and fine-gravel beach has flown a Blue Flag since 2003. The sea stays shallow for tens of metres, which is why the bay draws families from Slovenia, Austria, Germany and the Czech Republic. In Roman times Zaton was the harbour of Aenona, today's Nin, and finds from it are shown in Nin's Museum of Antiquities. For buyers, Zaton is where most of the Nin municipality's new seafront apartments are going up. Nin asked an average of €4,385/m² in September 2026, up 7.2% on a year earlier, and first-row new builds in Zaton list between €5,500 and €7,500/m². The official transaction average used for tax purposes is much lower at €2,656/m², so expect to negotiate. Letting runs on a June to September window and competes with the resort's own capacity. A 4-5.5% gross seasonal yield is a fair working estimate, since no settlement-level series is published.
