About Donji Kraj

Donji Kraj is the lower part of Kraj, a settlement of 74 residents (2021 census) in the municipality of Mošćenička Draga. Kraj is officially one settlement and one cadastral municipality made up of Donji Kraj and Gornji Kraj, and it sits about 2 km from Mošćenička Draga on the D66 coast road toward Medveja and Lovran. The houses stand on the slope between the road and the sea, under the eastern face of Učka. The writer Viktor Car Emin was born here, and the municipality has been fitting out an interpretation centre in his name as part of the Mošćenička Draga ecomuseum. This is a very small market and the price data is municipal, not local. Asking prices across Mošćenička Draga averaged about 4,185 EUR per m2 in September 2026, up 0.9% on a year earlier, from 116 homes listed for sale. Only eight homes were listed for rent, so the published rent average is not usable, and the yield range here leans on the national 4.21% gross average. Villas with sea views make up most of what changes hands. Buyers get Opatija-riviera views for less than Opatija or Lovran, but the D66 runs past the hamlet and there are no shops in Kraj itself.
