Retiro is Madrid's family-prime central district — built around the eastern half of El Retiro Park (125 hectares — Madrid's royal park-turned-public lung) with sub-neighbourhoods extending east through Ibiza, Pacífico, Niño Jesús, and Adelfas. The Jerónimos sub-area, directly beside the Prado Museum and El Retiro's northern edge, is the most prestigious — €8,981/m² median price. The Ibiza sub-area has emerged as one of Madrid's most-watched gentrifying districts, with €8,954/m² and +31.3% YoY appreciation. For property buyers, Retiro delivered the strongest central Madrid appreciation in 2025 — +34.7% YoY May 2024-May 2025 per Investropa, driven by El Retiro Park adjacency, the family-school cluster, and walking proximity to the Prado/Reina Sofía/Thyssen 'museum mile.' Sub-neighbourhood pricing creates buyer flexibility: from €5,141/m² in Adelfas to €8,981/m² in Jerónimos. Gross yields run 3-4% — compressed but supported by deep long-term family-rental demand from established Madrid professionals, international corporate relocators, and Latin American HNW buyers.
