About Alsancak

Alsancak (Karavas) sits between the Beşparmak mountains and the Mediterranean about 10 km west of Kyrenia. More developed and premium-priced than neighbouring Lapta, it is a "safe-bet" commuter village with established infrastructure, international schooling and a strong year-round community of expatriates and retirees. Escape Beach Club, Mare Monte and Camelot beaches, and the Alsancak Nature Park anchor its lifestyle. For buyers, apartments run roughly £110,000–£280,000 (studios from ~£50,000, penthouses to ~£500,000, around £150,000 average) and villas £250,000–£900,000+. Transaction costs include stamp duty at 3% and a transfer fee of 1.5%. Reported rental yields are 5–8% (long-term typically 5–7%, higher for holiday short-lets), supported by a high-quality long-term tenant base. It is ~10 minutes from Kyrenia and about an hour from Ercan Airport. Every foreign purchase requires Permission to Purchase and title-deed due diligence.
