About Kartal

Kartal is an Anatolian-side coastal district between Maltepe and Pendik — a former industrial waterfront turned high-rise sea-view corridor, with a regenerated Kartal Sahil promenade, the Kartal Mist Park and the premium Dragos sea-view zone on its western edge. It is the site of the (largely unbuilt) Zaha Hadid Kartal–Pendik masterplan, a long-planned new CBD with cultural buildings and a yacht marina. The M4 metro terminus and proximity to Sabiha Gökçen Airport and Ataşehir's financial centre drive its commuter and investment appeal. For buyers, mid-range stock runs about $1,500–$2,200/m², new sea-view high-rises $2,500–$4,500/m² and luxury Dragos $4,500–$6,000+/m²; apartments range from roughly $153,000 (one-bed) to $420,000 (three-bed). Gross rental yields are around 5–7% (net ~4–5%), with agent ROI projections of 30–60% over five years that should be treated as promotional, not guaranteed. The M4 (Kadıköy–Sabiha Gökçen) terminates in Kartal, with Marmaray and island ferries alongside. The buyer base mixes sea-view regeneration investors and domestic end-users commuting to Ataşehir; Turkey's $400K citizenship route applies with completed title deeds.
